Ostrava Office Supply/Stock
The Ostrava office market remained characterised by limited development activity in H1 2026. No new office buildings were delivered during the period, and the Václav Multifunctional House (3,020 sq m) continues to be the only project under construction. The scheme is expected to be completed in 2027.
As a result, Ostrava’s modern office stock remained stable at 245,700 sq m at the end of the first half of the year.
Market activity in Ostrava remained concentrated among a limited number of occupiers, reflecting the city’s smaller office market size. The strongest leasing demand originated from professional services firms and companies operating in the advertising and media sector.
Some of the largest transactions recorded in H1 2026 were Renomia’s lease in Organica (1,050 sq m) and a transaction by a public-sector occupier in The Orchard Ostrava (1,030 sq m).
The availability of office space increased further in Ostrava during the first half of 2026. Vacant office space totalled 28,090 sq m at the end of the period, corresponding to a vacancy rate of 11.4%. This represents an increase of 1.1 percentage points year-on-year and 0.5 percentage points compared with year-end 2025.
Prime office rents in Ostrava remained stable during H1 2026, standing at €14.00-14.50 per sq m per month. The limited development pipeline and stable occupier demand contributed to an unchanged rental environment.
