Danone selected Cushman & Wakefield as its partner to secure the acquisition of new office premises, where its sister companies Danone and Nutricia—previously located separately in Prague 4 and Prague 3—could be consolidated.
“The biggest challenge was that these were two separate companies and a total of three divisions that had to agree on the selection of a new location. Given their long-standing presence in the original locations, the change was difficult for everyone, so a neutral new location was chosen with employees in mind,” says Kateřina Rýznerová, Associate in the Tenant Representation team and the key person responsible for arranging the office lease agreement for Danone.

After a thorough market analysis, detailed financial comparisons, and intense internal discussions, Prague 4—specifically The Park—was selected. It fully met the client’s requirements, matched the desired size of approximately 2,100 sq m, offered an above-standard number of parking spaces, and, thanks to its location, was acceptable for employees of both consolidated companies.
Given the current shortage of available office space in Prague, we had to compete with other interested parties for the only available unit of the required size. In the end, we succeeded, thanks to the strong reputation of Danone/Nutricia and our long-standing relationships with the landlord.

The leasing of the premises was not the end of our assignment—an important part of it also included the interior design of the new offices and its turnkey delivery.
As a key design element of the new space, our architects used a circular motif, which is present in the logos of both merged companies and thus serves as a unifying feature representing their shared values.
In addition to the circular element, used for example on partitions distributed throughout the space, natural themes were also incorporated. A different nature-inspired concept was selected for each meeting room, with both the design and color scheme tailored individually. You won’t find two identical meeting rooms here—each one is unique.

Employees are satisfied not only with the location, which is easily accessible by public transport and offers a wide range of services and dining options. They also appreciate the premises themselves, noting that they “really like the new designer offices.”
The project was delivered on time and within the agreed budget. The client has now moved into the new offices.
