Brno Office Supply/Stock

One office scheme was added to Brno’s office inventory during the first half of 2026, with the completion of Svatopetrská D (1,750 sq m) in the first quarter. Development activity also resumed with the launch of construction works on BRIXX Brno (1,400 sq m) in Q2 2026. As of the end of H1 2026, Brno’s modern office stock reached 717,450 sq m. Class A properties represented 73% of the stock, while Class B buildings accounted for the remaining 27%.

The development pipeline remains robust, with nine projects under construction and a combined volume of 87,570 sq m. The largest schemes currently underway are Dornych (27,600 sq m), Ponávka A4 (12,310 sq m) and Nová Zbrojovka – D4 (10,460 sq m).

Brno Office Leasing/Transactions

Leasing activity in Brno during the first half of 2026 reflected a relatively diversified demand structure. Manufacturing companies were the most active occupiers, confirming the sector’s continued importance for the local economy and office market. Technology (IT) firms also remained a key source of demand, while financial services companies also contributed to overall market activity.

Some of the largest transactions included the renegotiation of Siemens in Ponávka A3 (1,990 sq m), together with new leases signed by Bilfinger in Spielberk IQ C, D, E, F (1,780 sq m) and JAMF in Titanium X (Skylight X) with 1,630 sq m.

Vacancy

Despite a healthy level of leasing activity, the volume of immediately available office space remained elevated. At the end of H1 2026, Brno recorded 90,750 sq m of vacant modern office space, representing a vacancy rate of 12.65%. While this was 0.6 percentage points higher than a year ago, vacancy improved compared with the end of 2025, declining by 1.7 percentage points.

Rents

Rental levels slightly increased throughout the first half of the year. Prime headline rents in Brno increased to range between €17.50 and €18.50 per sq m per month, although premium space in the most sought-after locations may achieve higher levels.
