The new episode of our video overview highlights trends in the Czech commercial real estate market. These are the highlights: …

The newly emerging segment of “ready-made” offices has so far been the only one processed by the real estate consultancy Cushman & Wakefield in its office space search engine. A comprehensive database of offices in Prague ready for immediate move-in – i.e. with existing partitions, carpets and often even furniture – can be found on the officeguide.cz platform. In addition to offices ready to move in, the database provides a comprehensive overview of office space in Prague, Brno and Ostrava, which can be searched according to many parameters reflecting the current needs of tenants. It also offers the possibility to find equipped offices for immediate occupation under the most favourable conditions or a targeted search for projects with quality certificates in the field of environmental sustainability and low energy consumption.
Radka Novak, Head of Office Leasing, CEE Region, Cushman & Wakefield: “Many companies are reducing the number of workplaces as they expand their telecommuting operations and continue to lease unused space until their lease expires. We decided to concentrate this space, often fully furnished, in prime projects and in desirable locations, in one location, saving prospective tenants time in their search and allowing them to minimise the costs associated with relocation. Our offering now includes around 50,000 sqm of office space that can be moved into almost immediately.”
Office search on demand
The officeguide.cz tool allows you to search among 350 office projects in Prague, where most of them are located, but also in Brno and its surroundings (62 buildings) or Ostrava (almost 20 buildings), with data updated daily. The search engine includes top class A offices, now including re-leased “ready-made” space. It allows interested parties to search by location and transport accessibility, amenities in the vicinity, services in the building or parameters increasing comfort for employees, for example, thanks to an accessible terrace or openable windows. Employees, but increasingly also companies, place emphasis on the environmental friendliness of the building, and so it is already a common requirement for environmental certification and various “green” elements, such as chargers for electric vehicles, which is reflected in the search criteria on officeguide.cz.
The ideal office in a few clicks.
A number of companies are going through the process of deciding on a future solution for their premises in the local market today. Cushman & Wakefield’s new user-friendly, intuitive and visually pleasing tool allows them to narrow down the choice of suitable buildings and easily compare them against each other. The ideal office space can be found literally in a few clicks. The icing on the cake is the easy export and printing of the selected comparison or sending it by email.
Radka Novak, Head of Office Leasing, CEE Region, Cushman & Wakefield: “There is still the option to leave the search to the experts who are on the office market every day and ask them to send you the best offers matching the required parameters free of charge. The next step can then be expert advice: an expert office team can provide a full range of services to interested parties, from negotiating terms and conditions, including optimising service charges, to preparing and signing a lease agreement. All with the aim of achieving maximum financial savings – which can also be achieved by reviewing the existing contract and representing the tenant in subsequent negotiations with the landlord.”
Office building owners can also find a range of services designed for them on officeguide.cz, building on the Cushman & Wakefield office team’s long experience in representing landlords.
